These Terms of Service ("Terms") govern your access to and use of localsbnb.com (the "Site") and the Localsbnb channel-management services (the "Services"), provided by Locals Group (Hong Kong) Limited ("Localsbnb", "we", "us").

2. Acceptance of Terms

By accessing the Site or using the Services, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site or Services. If you use the Services for an organization, you confirm that you have authority to bind that organization, and "you" includes that organization.

3. The Services

Localsbnb provides vacation-rental hosts with channel-management tools, including listing synchronization, availability and pricing management, messaging, and related integrations with third-party booking platforms. Features may evolve over time; we may add, modify, or discontinue functionality with reasonable notice where practicable.

4. Accounts and Eligibility

  • You must provide accurate, current information when registering an account and keep it up to date.
  • You are responsible for safeguarding your account credentials and for all activity under your account.
  • You must have the legal right to manage any property or listing you connect to the Services.
  • You must be at least 18 years old and able to form a binding contract.

5. Fees

Paid plans, the price per room, the billing period, and any free trial are shown on the Site before you subscribe. You agree to pay the fees for the plan you select. Taxes may be added where required. If a trial is offered, it converts to a paid plan only on the terms shown at signup. We may change prices for future billing periods by posting the new prices on the Site before they apply.

6. Acceptable Use

You agree not to: (a) use the Services for any unlawful purpose; (b) interfere with or disrupt the Services or their infrastructure; (c) access the Services using automated means other than those we provide; (d) misrepresent your identity or affiliation; or (e) upload content that infringes the rights of others.

7. Your Content and Guest Data

You retain all rights to the content and data of your own properties, including listing content and guest or reservation information you submit or synchronize. You grant us a limited license to host, copy, and transmit that material only as needed to provide the Services. You are responsible for having a valid legal basis to provide guest and reservation information to us and to the channels you connect.

8. Third-Party Platforms

The Services integrate with third-party platforms (such as Airbnb, Booking.com, Agoda, Trip.com, and Vrbo) and tools (such as smart lock providers). Your use of those platforms remains subject to their own terms. We are not responsible for third-party platform availability, policies, or actions.

9. Intellectual Property

All content, software, and materials on the Site and within the Services, other than your content, are owned by Locals Group (Hong Kong) Limited or its licensors and are protected by applicable intellectual property laws.

10. Suspension

We may suspend or close an account if you materially break these Terms, if we must do so to comply with law, or if your use creates a security risk for the Services or for other customers. Where practical, we will tell you the reason and how you can contact us.

11. Disclaimers

The Site and Services are provided "as is" and "as available" without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Services will be uninterrupted or error-free, or that a connected booking channel will accept, honor, or display a listing or rate.

12. Limitation of Liability

To the maximum extent permitted by law, Locals Group (Hong Kong) Limited shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, or data, arising from or relating to your use of the Site or Services.

13. Governing Law

These Terms are governed by the laws of Hong Kong, without regard to conflict-of-law principles. The courts of Hong Kong shall have exclusive jurisdiction over any dispute arising from these Terms.

14. Changes to These Terms

We may revise these Terms from time to time. Material changes will be posted on this page with an updated "Last updated" date. Continued use of the Site or Services after changes take effect constitutes acceptance of the revised Terms.
