探索麵向度假租賃房東和物業管理者的實用Pricing and Revenue指南。
A cleaning fee is a per-stay cost, so it behaves badly on short bookings. The break-even isn't a number to memorise, it's a formula with four terms that you run per unit. Run it, and the question stops being whether two nights work and becomes how many nights you'll accept.
A rule with a published start date gives you the one thing a surprise never does: notice. The work is counting backwards from that date, gathering cost lines four months out, setting a floor price a month out, and checking what actually arrived in the week it starts.
A payout that arrives weeks after the stay is converted at a rate nobody quoted you at booking. Two readings, what the booking said it would pay and what actually landed, make the gap visible without guessing at anything.
A discount off the listing price and a discount off what you actually receive are different amounts of money. Since the payout is the listing price minus platform fees, the payout line is the only base that tells you what a promotion costs.
When a cap leaves a host with a short season, the problem isn't fewer nights to sell. It's that each night now carries a share of a year's cost, and there's no slack to absorb a bad week. Here's what changes in the pricing.
A cap doesn't cut your costs, only the nights you can sell. Every fixed cost that used to spread across a full year now has to land on a smaller count, and the rate floor follows. Here is the formula, and the order to review it in.
A fee cut reported as a single number is really a table, and the table doesn't move everywhere at once. If your licence covers five rooms, the amendment changes what you may hold rather than what you pay.
An annual licence charge never shows up in a nightly rate, which is why hosts price below their own cost without noticing. One division fixes that, and the denominator is the number of nights you actually expect to sell.
A published night cap doesn't lower your rate. It changes what the rate is for: a small set of sellable nights has to carry a full year of costs. Price each one against the top of your market, and write down the floor below which a night isn't worth selling.
Three fee changes in a year don't ask for a new rate card. They move the number the card has to produce, and each change lands on a different line. Rebuild it from the payout up, per channel, and decide separately who absorbs the difference.
