สำรวจคู่มือPricing and Revenueที่นำไปใช้ได้จริงสำหรับโฮสต์ที่พักตากอากาศและผู้จัดการที่พัก
A fee change rewrites the number a platform fee is charged on, not the nightly rate you advertise. Whether a cleaning fee sits inside or outside that base decides what a booking actually nets, and the answer lives in the platform terms and in your own rate plan.
Two hosts on the same channel can pay different commissions, because the figure sits in their own agreement. A floor price built on someone else's number is a floor built on nothing. Build yours from one real statement, then revisit it each quarter.
A voluntary levy arrives as an announcement with no rate attached. Until a published basis exists, the only decisions you can make are where the cost would land and how your rate model holds a place for it. Guessing the number is the one move that costs you.
A commission bump is easy to approve because it's invisible: a smaller payout on every booking, with no invoice to look at. Converted into a cost per booking it becomes a figure you can compare with anything else, and it takes just three inputs.
A cleaning fee is a per-stay cost, so it behaves badly on short bookings. The break-even isn't a number to memorise, it's a formula with four terms that you run per unit. Run it, and the question stops being whether two nights work and becomes how many nights you'll accept.
A rule with a published start date gives you the one thing a surprise never does: notice. The work is counting backwards from that date, gathering cost lines four months out, setting a floor price a month out, and checking what actually arrived in the week it starts.
A payout that arrives weeks after the stay is converted at a rate nobody quoted you at booking. Two readings, what the booking said it would pay and what actually landed, make the gap visible without guessing at anything.
A discount off the listing price and a discount off what you actually receive are different amounts of money. Since the payout is the listing price minus platform fees, the payout line is the only base that tells you what a promotion costs.
When a cap leaves a host with a short season, the problem isn't fewer nights to sell. It's that each night now carries a share of a year's cost, and there's no slack to absorb a bad week. Here's what changes in the pricing.
A cap doesn't cut your costs, only the nights you can sell. Every fixed cost that used to spread across a full year now has to land on a smaller count, and the rate floor follows. Here is the formula, and the order to review it in.
